RENTAL GUIDELINES & RESTRICTIONS



It is our policy to allow a maximum of 2 occupants per bedroom in our homes. Short-term leases are also available on apartments and townhomes starting at 6 months with an additional 10% premium added per month.

Application fee: $40.00 per applicant* (non-refundable). Anyone age 18 and over must apply as a leaseholder.
Applications: All requested information on the application must be completed in its entirety. All information must be accurate and verifiable.
Security Deposit: Equal to 1 month’s rent. A partial security deposit in the amount of $100 (certified funds only) must be submitted at the time you turn in your application. This partial security deposit will be applied to your full security deposit, or if you select the SURE DEPOSIT option, the $100 will be applied to your move in monies.
Sure Deposit: Residents are offered the option of paying a low one-time non-refundable premium instead of requiring a full security deposit.
Pets: Maximum of 1 dog per household or 2 cats; or 1 dog and 1 cat

The Pet Deposit is equal to one months rent
All owners must show proof of most recent shot records and breed of pet from a veterinarian. Cats must be spayed or neutered and front de-clawed.

Dogs are subject to our breed restrictions. We do not allow breeds such as Rottweilers, PitBulls, Doberman Pinschers, Akitas, Staffordshire Terriers, Malamutes, Great Danes, Chowchows, or any Hybrid or mixed breed of any of the afore-mentioned dogs/breeds.

Apartment residents’ dogs must weigh no more than 35 lbs. fully grown.

Townhome and single family home residents’ dogs must weigh no more than 75 lbs fully grown.

St. Andrews reserves the right to change the pet restrictions at any time without notice

Applicant Requirements:

  • All applicants age 18 and older must complete an application for residency at St. Andrews. The application will be submitted to an independent resident screening company who will determine the approval or denial status of the application based on a number of factors including, but not limited to, current and prior landlord rental history, delinquent accounts, collection accounts, unpaid tax liens, discharged bankruptcies, judgments, civil monetary actions, criminal background, and gross household income verification of at least three (3) times the amount of the rent.
  • Proof of income must be supplied to the Management Office in the form of:
    1. Two most recent paycheck stubs
    2. Self-employed persons may provide the past two years full tax returns.
    3. Applicants whose employment is less than 3 months must provide an offer letter on company letterhead to verify hire date and salary of new employment. Offer letters must be signed by an HR representative, owner, owner’s representative, division manager or direct department head.
  • Identification in the form of a Drivers License, State ID, or Passport will be required at the time of application.
  • Social Security numbers for each applicant must be verifiable either showing proof of the actual social security card, most recent tax return with SS#, Passport or paystub if it includes the SS#.
  • Income documentation required for retired individuals may include any of the following:
    1. Bank Statements
    2. Social Security Statement
    3. Pension Statement
  • All required application documents must be received with five (5) days from date of application or the application will be denied.

It is unlawful to discriminate against an applicant or tenant because of their race, color, national origin, religion, gender, familial status, disability, or any other basis that may be protected under applicable state or local law.

Renter’s Insurance
Applicants must provide proof of current renter’s insurance for the desired apartment, townhome or single-family home prior to receiving keys for the unit. The liability coverage limits must be at least $300,000 and the contents coverage not less than $20,000.
